I bought mine five or six years ago. I liked the location and it had great bones. I worked in construction throughout my college days, so I was not too worried about the homes condition. I was delighted to see that it just needed cosmetic work. It had no carpet, no appliances, and there was ugly half finished structures in the yellowing back yard. The house showed horribly! I saw potential and quickly bought it. I then painted the entire interior and called the carpet installer…within a month I had a nicely painted home with fresh carpet, but then I needed to tackle the neglected yard.
There was a playhouse and shed that needed siding (plywood is such an eye sore), so I got to work and finished the siding and painted them. The great thing about people that finish things 90% is that I get to come along and get 100% of the value by doing 10% of the work! I now have a really nice shed and play house in the back yard of the home that I picked up for below market value.

Denver area HUD homes are priced well and usually require some carpeting and paint, however, you can get some sweat equity and design the interior to your liking.
