There are many different reasons why a person or family would need to sell their house and it is often a very stressful time for them. We all know the saying that location is very important. This is especially so when it comes to selling a property. If, for example, you own a home in the West end of London, for example, your home would be valued at a higher price that another similar size and style property in Liverpool.
Get a professional, independent valuation
One of the first things you will want to do before you put your home on the market is ask for a valuation from a professional, independent estate agency. This will give you a good idea of how much you can expect to receive from the sale. At this point, you may want to decide on a minimum price that you will accept for a quick sale. Decide on this bottom price and then make sure you stick to it. Otherwise you may end up getting a raw deal.

There is a big market for people who want to buy properties where the sellers want a quick sale. These companies specialize in buying properties quickly but they always get their properties at a discount price. That is how they make their money. They depend on people who need to sell quickly and they can sometimes take advantage of this fact. Make sure you are dealing with a reputable company, as there are cowboys out there, like in any industry.
Be warned that there are unscrupulous buyers of homes that will scam you for every penny they can get out of you. Make sure you hire a legal representative and a registered agent to help you with this. Always read the contracts and especially the small print. Some scam companies have been known to pressurize people into a sale for a price that is way below the market value so please be warned.
Getting your property ready for a sale
To make the most of the sale, there are some basic things that you can do to help you get the best price for your home. Simple things, like decorating and painting in a neutral way can have a massive impact on a sale. Use whites and creams or magnolia colors to present a blank canvas to your potential buyers.
You may also want to take this opportunity to fit a new kitchen or bathroom as these things can also dramatically increase the profit you make. If any carpets need replacing to help present the home in it’s best light, change them. It is always worth the extra investment.
There are also other things that you can do to maximize the potential of a fast sale. Small things like removing clutter from the rooms can make all the difference. Some people even go to the extent of removing personal items like photos and the like. It’s always best to show the property as a blank canvass, at least as much as possible.
Allow access to the agents
When you are selling your property, you will want to do all you can to improve your chances of finding that elusive buyer. One thing you can do to help is to offer keys to the agent and try your best to accommodate any viewing they wish to schedule in. Make sure your agent knows all the unique and important selling points to your home.
